Our Fully  Managed Service has been designed to take the stress out of the day to day running of your rental property. Whether its demanding tenants or the ever-changing legal requirements for the Letting industry… we are here to help.

Your own experienced Property Manager will  look after the routine repairs and maintenance of your property with the help of our fully insured, qualified and trusted contractors. We will always contact you first to ensure that you are happy with a quotation before we proceed with any works. Our team will always act with efficiency and honesty in order to maintain strong and positive relationships with Landlords, Tenants and Contractors.

Under our Fully Managed service, we will do everything listed on the ‘Tenant Find’ Service page in order to find you a tenant and set up a legally secure tenancy, plus we will take care of…

Collect monthly rent & transfer with statement

Transfer monthly rent to you minus any relevant deductions with a written statement. We will also contact the tenant to follow the rent chase process if necessary.

Ensure property is legally compliant

We will ensure that your property is legally compliant before the start of any tenancy. We will also arrange for annual gas certificates and any other ongoing checks as required.

Handle tenant communications

We will handle all liaisons from your Tenant and will be at the end of the phone at any time of the day and through our online portal. We also have a 24/7 emergency line for out of hours emergency repairs.

Insured, qualified & trusted contractors

We regularly vet our contractors and ensure they are fully insured and qualified and that they can be trusted to carry out any works in the property to the standard we require.

Arrange routine repairs & maintenance

We will organise any maintenance that is needed with the Tenants and Contractors. We will always inform you if maintenance is required and ensure you are happy with quotations.

Hold a set of spare keys for access

Securely store a spare set of keys for the property to allow access to contractors when required.

Serve correct legal notices if required

We will complete and send the correct legal notices when required (e.g. Section 21 notice will be served for the end of tenancy).

Regular property inspections with report

We will carry out a property inspection on the third month to see how the tenants are settling in & on the ninth month to prepare for renewal or end of tenancy and produce a written report with photographs.

Negotiate tenancy renewals

We will contact you to see if you would like to renew the tenancy and if so, we will then approach your tenants to confirm renewal and negotiate on any terms before preparing the agreements.

Prepare for end of tenancy & check out

We will allow enough time to re-market in order to prevent the property becoming vacant. We will organise cleaning, check-out inventory & contact Tenant regarding deductions from the deposit.

We will ensure that your property is being well looked after by regularly communicating with your tenants and carrying out an inspection of the property twice yearly. Each time we review the property, we will provide you with a written report with photographs, giving reassurance that the property remains in great condition and notifying you of any maintenance should it be required.
