MEES Regulation deadline for new Landlords and tenancy renewals is 1st April 2018!

As from 1st April 2018, there is a requirement for any properties rented out in the private sector to have a minimum energy performance rating of E. These regulations will come into force for new property lets and renewals of tenancies from 1st April 2018. By 1st April 2020, all properties let under an assured tenancy (even with existing tenancies) will have to comply with the minimum E rating energy efficiency standard.

To know what rating your property is you will need to check your Energy Performance Certificate (EPC). If your property has a managing agent, get in contact now to ask if you comply with the regulations.

There are no regulations in regards to how the rating E is achieved so it is up to you as a Landlord what work you carry out on the property. The only stipulation from the regulations is that only cost-effective improvements should be made.

There are exemptions and these need to be registered on the PRS Exemption Register which has been open for registration since October 2017.

These regulations will be enforced by your local authority. If it is found that you have not complied with the regulations, your local authority are able to issue a penalty fine which could reach up to £4,000.

How do you improve the energy efficiency of our property? Well there are many ways! Here are a few ideas:

  1. Replace your boiler with a condensing A rated boiler – this will ensure efficient heating of the property
  2. Improve insulation throughout the property. Some property owners may be able to qualify for a insulation grant to help with the cost.
  3. Solar panels and solar energy storage systems also help to reduce the property’s energy dependence
  4. Replacing windows with double glazing windows helps to retain heat and improve efficiency
